Rula Developments has officially commenced construction on Teeslink, a new 775,000 sq ft industrial and logistics hub in Stockton-on-Tees.

The project marks the regeneration of a 54-acre strategic site in partnership with Stockton-on-Tees Borough Council and is expected to support up to 1,000 jobs.

Tees Valley-based Seymour Civil Engineering has been appointed as principal contractor to deliver the phased development, which will be built in line with market demand. The first phase focuses on infrastructure works, including site access roads and plateau creation, enabling serviced development plots with outline planning approval already in place. This approach allows Rula to deliver buildings quickly and efficiently to meet occupier requirements.

The site, adjacent to Eaglescliffe Train Station and just one mile from the A66, was purchased by Stockton-on-Tees Council in 2021 using funding from the Tees Valley Combined Authority's Indigenous Growth Fund (IGF). Following a competitive tender process, Rula Developments was selected to lead the industrial and logistics development. The Council and Rula are working together to spend £3 million of IGF grant money on infrastructure improvements to unlock the site for development.

Once complete, Teeslink will offer 775,000 sq ft of industrial and logistics space available on freehold or leasehold terms, with build-to-suit options ranging from 3,000 sq ft to 500,000 sq ft. Construction has now begun, with buildings expected to be ready for occupation by the end of 2026.
