Oxford City Council has appointed Kidlington-based construction firm Kingerlee to progress the redevelopment of the former Maltfield House site in Northway, Headington.

The derelict building, which served as a children’s home until the COVID pandemic, is set to make way for a 100% affordable, modern residential scheme designed to be energy-efficient, accessible and in keeping with the surrounding neighbourhood. A detailed planning application will be prepared in the coming months, with a projected target of 15 homes for social rent.

The council aims to submit its planning application in early 2026. If planning permission is granted, the current programme targets completion in 2028.

The scheme forms part of the council’s wider Affordable Housing Supply Programme, which plans to deliver 2,000 new homes over the next decade, with more than half to be council homes.

Social rent is charged to nearly all council tenants and some housing association tenants. It is set using a government formula that factors in a home’s size and value alongside average regional income; in Oxford this typically equates to around 40% of the rent a private landlord would charge for a comparable home.
