Hill Group Breaks Ground On Little Chalfont Park Development

The Hill Group has begun construction on Little Chalfont Park, a major new residential scheme set to deliver up to 380 homes and extensive green space in the highly sought-after village of Little Chalfont, Buckinghamshire.

The start of works follows the approval of the first Reserved Matters Application, which covers the Western Parcel of the site accessed from Burtons Lane.

The initial phase will deliver 74 homes alongside significant landscaping, infrastructure works, and the early construction of a new pedestrian and cycle bridge connecting the development directly to Chalfont and Latimer station. Valued at £78.5 million, the phase includes a mix of three-, four- and five-bedroom private-sale and shared-ownership houses designed in a traditional architectural style that reflects the village character.

Little Chalfont Park spans 29 hectares, with over half of the land designated as green open space. Plans include play areas, wildflower meadows, mature woodland and natural habitats to support wildlife. At the centre of the community will be Valley Park, a designated Suitable Alternative Natural Green Space (SANG) designed to enhance biodiversity while offering extensive recreational space. Hill expects the project to deliver a 20% biodiversity net gain.

Once complete, the development will offer 380 homes, 40% of which will be affordable, alongside 100 retirement properties, a 60-room care home, a community centre, a convenience store and land for a future primary school. All homes will feature air-source heat pumps, energy-efficient design and cycle storage.

The new pedestrian and cycle bridge will link residents to Oakington Avenue and onward to Chalfont and Latimer station, offering Metropolitan Line and Chiltern Rail services. The bridge will be constructed off site and installed on Christmas Day 2025 to minimise disruption.

The first homes are expected to go on sale in Summer 2026, with initial occupations scheduled for Spring 2027.
