McLaren Construction To Build UK's Largest All-Timber Office

Global Holdings Management Group has selected McLaren Construction to deliver Xylo, a 100,000 sq ft timber-frame office building in Clerkenwell which the developer said will be the UK's largest of its kind.

Planned over nine storeys, the scheme will include south-facing terraces, a striking lobby, town hall, restaurant, rooftop garden and yoga deck, with views across London. The site is within walking distance of Underground, Elizabeth Line and National Rail services, and is being positioned as a new benchmark for sustainable workplaces. Completion is scheduled for Q2 2028.

Centred around a 6.5-metre vaulted lobby, the building will use natural and sustainable materials throughout its interiors. The project includes a 3,640 sq ft town hall with bar, lounge and auditorium, a 3,800 sq ft rooftop garden, five landscaped terraces, a café/restaurant and cycle parking with showers.

McLaren takes over following enabling works and will work with architects Piercy & Co, project manager Avison Young, services and sustainability engineers Max Fordham, and structural and civil engineers Heyne Tillett Steel.

The development targets LETI Pioneer, NABERS UK 5.5-star and BREEAM Excellent certifications. The timber structure – supplied by Hybrid Structures, part of the William Hare Group – will store more than 2,400 tonnes of CO₂, with embodied carbon projected to be 50% lower than a typical London office and operational emissions reduced by up to 82%.

The modular timber-frame design is intended to allow future reconfiguration to meet changing occupier requirements, from office layouts to presentation rooms and breakout areas. End-of-trip facilities, a café and high-quality cycle parking aim to support active commuting, while low-VOC materials and energy-efficient systems target high indoor environmental quality.

Situated in Clerkenwell at the crossroads of Bloomsbury, Farringdon, Holborn and King’s Cross, the scheme benefits from access to Farringdon, Chancery Lane, and King’s Cross St Pancras stations.
