The next phase of major infrastructure works is now underway at Fairham, following the early completion of a significant summer earthworks programme by O'Brien Contractors.

The contractor has moved directly into the new stage of works on behalf of master developer Clowes Developments, in partnership with Homes England. The activity forms part of a £100 million investment in infrastructure across the 606-acre site, which will ultimately support the delivery of thousands of new homes and employment space.

This latest phase marks a key step in unlocking recently levelled plots and preparing them for residential development. The programme includes the construction of new carriageways, extensive surface water drainage systems, lighting columns, bus stops, and essential utilities such as water, gas, electricity, and telecoms.

Once complete, Fairham will provide 3,000 homes, more than one million square feet of employment space, and 200 acres of green space. The masterplan also includes a local centre, education and healthcare facilities, sports and leisure amenities, and a safeguarded route for a potential future NET tram extension.

Fairham is being developed as a highly sustainable and well-connected community. Clowes Developments and Homes England continue to work closely with National Highways, Nottinghamshire County Council, Nottingham City Council, and Rushcliffe Borough Council to manage the infrastructure rollout with minimal impact on existing networks.

The project is expected to make a major contribution to regional growth and will play a key role in helping Rushcliffe Borough Council meet its target of delivering 13,500 new homes by 2030.
