Morgan Sindall To Deliver Plus Ultra Manchester Science Hub

Morgan Sindall Construction's North West division has been appointed to deliver Plus Ultra Manchester, a major new science and innovation building in the city's Knowledge Quarter, by Kadans Science Partner, a leading European investor specialising in knowledge-intensive real estate and ecosystems.

Located on Upper Brook Street within the Oxford Road Corridor, the development will sit at the heart of one of Europe’s largest clinical academic campuses, surrounded by top universities, research institutions, and technology firms. Construction is already underway, with completion scheduled for Q1 2028, making Plus Ultra Manchester one of the UK’s largest purpose-built science and innovation facilities.

The building will offer adaptable, state-of-the-art facilities designed to support collaboration between start-ups and established companies across life sciences, health research, advanced materials, and deep technology sectors. Customisable floor plates will feature laboratories, cleanrooms, assembly areas, offices, and communal spaces. The ground floor will include an incubator for early-stage businesses, alongside shared amenities such as a café and bar, an atrium with a forum stairway, a multi-faith room, a mothering room, and high-quality end-of-trip facilities including bike storage and workshop space.

Sustainability is a key focus, with the building designed to be 100% electric, incorporating extensive PV panels, a high-performance façade, efficient MEP systems, and renewable energy solutions. Plus Ultra Manchester is targeting BREEAM Excellent, EPC A, and WiredScore Gold certifications, ensuring high environmental standards alongside the technical requirements of modern research tenants.

The development is well-connected, just a short walk from Manchester Piccadilly station and integrated into Greater Manchester’s transport network, The Bee Network, providing easy access by bus, tram, cycling, and walking.

Morgan Sindall Construction brings further expertise to the sector, currently delivering Versa, a new laboratory facility in King's Cross, London, following the completion of MAYDE, a 114,000 sq. ft life science hub for Kadans within the Tileyard Quarter.
