Persimmon Homes Severn Valley has secured a resolution to grant planning permission for 323 new homes in Bridgwater, marking a major step forward for the five-star housebuilder's latest development in Somerset.

The approval was granted by Somerset Council's North Area Planning Committee for a hybrid planning application, which includes detailed plans for the first 111 homes on land south of Quantock Road in the west of the town.

Persimmon will now prepare a detailed planning application for the second phase of 212 homes, after outline permission for that section was approved earlier this year. The development will feature a mix of two-, three-, and four-bedroom homes, all of which will be zero carbon-ready. Around 10% of the homes will be allocated to a local housing association to help reduce the Council’s housing waiting list.

As part of the approval, Persimmon will make significant financial contributions to the local area, including £2 million for education, £2 million for off-site affordable housing, £479,000 for highway improvements, £18,000 towards a travel plan, and £22,250 for a new neighbourhood centre. The developer will also pay a Community Infrastructure Levy (CIL) of £514,171 for the first phase, with a further £1,016,691 due if Phase Two is approved in full. Two play areas—one in each phase—are also planned.

The scheme includes a range of sustainability measures, including two attenuation ponds for drainage, retention of existing trees and hedgerows, and a proposed dark corridor on Phase One to protect wildlife. New pedestrian links will connect the site, promoting active travel and a strong sense of community.
