Construction Begins On New £74m M&S Logistics Facility In Bristol

Epta Development Corporation (EDC) and development partner Stoford have begun construction of a new Marks & Spencer (M&S) logistics centre at Axis Works, Bristol, on behalf of LondonMetric Property.

The 390,000 sq ft warehouse, forward funded by LondonMetric for £74 million, has been pre-let to M&S on a 20-year lease as part of the retailer’s ongoing investment in its food supply chain. The building is designed to the highest sustainability standards, targeting BREEAM Excellent, EPC A, and low-carbon construction, and will incorporate a range of sustainable features to meet the requirements of all stakeholders.

Winvic has been appointed as the main contractor, with completion scheduled for summer 2026.

Axis Works, a 101-acre site at Central Park in South Gloucestershire, lies within the Avonmouth-Severnside Enterprise Area, a strategically important location for industrial, warehouse, and logistics operations. The site has hybrid consent for approximately 2 million sq ft of new development. Since acquiring the site in 2020, EDC has undertaken extensive pre-development work, including asset recovery, demolition of a former pharmaceutical facility, site raising, utilities servicing, and installation of new drainage infrastructure.
