Crossbay Signs Major West Yorkshire Logistics Deal

Crossbay, the urban logistics arm of pan-European real estate investment manager MARK Capital Management, has completed one of West Yorkshire's largest logistics leasing deals of 2025.

The 10,700 sqm (115,000 sq ft) refurbished last-mile warehouse, Shawcross 115 in Shawcross Business Park, has been let to NG Bailey, a leading UK engineering and services business. The facility will support NG Bailey's production for Tata Group's £4bn Gigafactory project, the UK's largest battery manufacturing facility.

Crossbay acquired the warehouse while it was vacant and carried out a full refurbishment as part of its sustainability-focused asset management programme. The building, which has achieved an EPC A rating, has been split into two units and incorporates advanced sustainability technologies to minimise operational carbon emissions and improve energy performance. The second unit, Shawcross 55, remains available to let and features enhanced loading capabilities and an oversized concrete service yard.

Shawcross Business Park is located less than nine miles from Leeds city centre and within minutes of the M1 (J40) and M62 (J28), providing excellent national connectivity. The site is within a 30-minute drive of over two million people and a 60-minute drive of five million.

The UK is a key target for Crossbay's second fund, Crossbay II, which has acquired over 100,000 sqm in the country as part of an 850,000 sqm pan-European portfolio spanning France, Spain, Germany, Italy, and the Netherlands.

Crossbay was jointly advised by Knight Frank and Carter Towler on the transaction.
