Plans to build thousands of new homes on one of Newcastle's most significant brownfield sites have taken a major step forward, as the search begins for a long-term private sector development partner.

The 52-acre Forth Yards site, located on the banks of the River Tyne near the city centre, has been earmarked for regeneration for decades but has remained undeveloped due to contaminated land, complex ownership, and limited access.

Newcastle City Council and North East Mayor Kim McGuinness have been instrumental in progressing the project, supported by Homes England, which purchased the largest section of the site, Quayside West, in 2024.

In partnership with Network Rail, another major landowner at Forth Yards, Homes England has set out a vision to create a new western gateway into the city. The project received a significant boost in August when the UK Government confirmed £121.8 million in funding to prepare the land for development.

The investment will enable essential infrastructure works and unlock the potential for up to 2,500 new homes. Homes England has now launched the procurement process to appoint a long-term private sector development partner, with a contract expected to be awarded by October 2026.
