Sovereign Network Group (SNG) has received planning permission to redevelop Windmill Court in Mortimer Common, West Berkshire, transforming an outdated over-55's scheme into 24 modern, affordable homes.
The redevelopment will deliver a mix of houses and maisonettes, each with private outdoor space and parking, in a quiet location on the edge of the village. The new homes are designed to meet local housing needs while enhancing the character of the area.
Of the 24 homes, 11 will be for Shared Ownership and 13 for social rent, ensuring a range of affordable options for local residents. All properties will be built to SNG’s Homes and Place Standard, which sets high expectations for comfort, space and energy efficiency. Features such as air source heat pumps and solar panels will help residents benefit from lower running costs and more sustainable living.
The planning process involved extensive engagement with local stakeholders and negotiations to release historic covenants on the site, reflecting the complexity of its existing use.
Approval now paves the way for construction to begin by the end of 2025, with completion expected by late 2027.
