Chancerygate has lodged plans to speculatively develop 53,000 sq ft of sustainable urban logistics space in Old Trafford, Manchester.
The scheme, called UrbanX, will deliver two leasehold Grade A units of 30,200 sq ft and 22,800 sq ft. Both are designed to achieve EPC A+ and BREEAM Excellent ratings, reflecting best-in-class environmental standards. Once complete, the development will have a gross development value of around £15 million.
Situated on Brindley Road, less than a mile from Manchester city centre, the two-acre site benefits from a prominent location adjacent to the Bridgewater Way arterial route and close to Trafford Park and Salford Quays.
The project is aimed at supporting logistics and distribution businesses looking to serve the city centre and those affected by ongoing regeneration schemes in the Wharfside and Old Trafford areas.
BC Real Estate and Savills have been appointed as joint agents for the proposed development.
