GRAHAM Wins £20m HMRC Office Revamp In Telford

GRAHAM Interior Fit-Out has been awarded a £20 million contract to refurbish HMRC's Telford office complex, in a major redevelopment that will modernise the 1990s-built site into a secure and flexible workplace.

The three-storey building, along with two former ancillary facilities, will undergo a full transformation as part of the scheme, which is expected to be completed in 2026.

HMRC confirmed in August 2024 that it would relocate to the site, sharing it with HM Land Registry.

The refurbishment programme includes extensive works across the main office and surrounding buildings. The former restaurant will be converted into a flexible meeting suite featuring two large rooms, breakout space and an AV room, while the former gym will become a cycle and welfare hub with indoor bike storage, showers and drying facilities.

The main office will be stripped back and refitted with new partitions, ceilings, M&E systems, AV installations and refurbished WCs. External works include glazing replacement, roof and façade repairs, upgraded landscaping, EV charging points, new security barriers and woodland path creation.

James Shannon, GRAHAM Interior Fit-Out Project Manager, said: "We are pleased to be delivering this significant refurbishment in Telford, which will provide HMRC and HM Land Registry with a modern, flexible and secure workplace. The scheme involves the complete refurbishment of the main office building and the transformation of two ancillary facilities, delivered in phased works. Our priority is to provide a high-quality outcome that meets the operational needs of both organisations."

The project is being carried out under a JCT Design & Build contract with HMRC and HMLR-specific amendments, divided into enabling and main works phases.
