Anwyl Homes To Deliver New Housing Development

Anwyl Homes Lancashire has started work on a 164-home development on land that once formed part of Ingol Golf Course near Preston.

The 27-acre site will be transformed into a new residential neighbourhood, with more than half retained as public open space and woodland.

The scheme, now named Walkers Glade, will feature 114 private sale properties and 50 affordable homes, providing a mix of houses and apartments to meet local needs. Anwyl will build a range of three, four and five-bedroom semi-detached and detached homes for sale, while the affordable element will include two and three-bedroom apartments, mews, semi-detached and detached designs.

The development was approved by Preston City Council's planning committee earlier this year, following an application submitted in August 2024. A Section 106 agreement has secured over £700,000 towards primary education, alongside commitments on local employment, skills and biodiversity net gain.

Ecology has been a major consideration in the design. Around 15 acres will be set aside as open space, with new habitats introduced to support wildlife. A central play area will also be created for residents.

John Grime, managing director of Anwyl Homes Lancashire, said: "The redevelopment of part of the former golf course site is an exciting project as it's our first scheme that features measures to achieve new standards in biodiversity net gain. This means ecology is at the heart of the design of the 164-home development. We'll be providing 15 acres of open space, along with new homes, ensuring that wildlife and nature can thrive here. We've recently started infrastructure works to prepare the land for new home with the aim of releasing the first homes for sale in spring 2026."

Anwyl exchanged contracts with Northern Trust Land Ltd, subject to planning approval, last autumn. Savills acted as agent for the vendor, with Deloitte LLP advising Anwyl.

The Lancashire division of Anwyl Homes is also delivering developments in Eccleston, Longridge and Burscough, and has recently acquired sites in Haydock and Warrington, bringing its regional pipeline to 435 homes.
