McLaren Construction Midlands and North has completed a landmark student accommodation development in the centre of Nottingham.
The £26 million scheme, delivered on behalf of McLaren Property, has transformed a former office block at 77 Talbot Street into "Fabric' – a 323-bedroom residence designed to meet the needs of modern student living. The building will be ready for occupation ahead of the 2025/26 academic year.
The nine-storey development, designed by Leonard Design Architects, includes a mix of en-suite cluster bedrooms and premium studios. Facilities range from a gym, yoga studio, and cinema room to dedicated social and study spaces. The top floor features large-format studios with panoramic views of the city skyline.
High-quality finishes, upgraded soft furnishings, and contemporary design elements have been incorporated throughout the building. The project has also achieved a BREEAM Excellent sustainability rating, with works including specialist cave probing to satisfy complex planning conditions. Approximately 40% of the workforce was sourced locally, supporting regional employment.
McLaren collaborated with the University of Nottingham and Nottingham Trent University during construction, offering students site visits and work experience opportunities focused on live construction, health and safety, and technical design. The company also engaged with local communities, supporting nearby Huntingdon Academy and raising funds for charities such as the Lighthouse Club and Save the Children.
