McLaren Construction Midlands and North has completed a 323-bedroom student accommodation development in Nottingham city centre.
The £26 million project, delivered on behalf of McLaren Property, has transformed the site of a former office block at 77 Talbot Street into a high-specification scheme now known as Fabric. It will be ready for students ahead of the 2025/26 academic year.
Designed by Leonard Design Architects, the nine-storey building includes a mix of en-suite cluster bedrooms and premium studios. Amenities feature a gym, yoga studio, cinema room and social study spaces, while the top floor offers large-format studios with panoramic views across the city.
The development incorporates high-quality interiors with upgraded soft furnishings and detailed finishes to meet the growing expectations of students. Sustainability has been a key focus, with the scheme achieving BREEAM Excellent. Specialist works included cave probing and the use of traditional foundations into Nottingham’s sandstone bedrock. Around 40% of the workforce was sourced locally, supporting jobs and skills in the region.
McLaren also worked with the University of Nottingham and Nottingham Trent University to provide student site visits and work placements, offering hands-on learning in construction, design and health and safety. Community engagement formed a core part of the project, with support provided to neighbouring businesses and local school Huntingdon Academy, alongside fundraising for charities including the Lighthouse Club and Save the Children.
