Winvic Secures £130m Leeds Build-to-Rent Tower Scheme

Winvic Construction Ltd has been selected to construct a prominent £130 million Build-to-Rent (BTR) scheme in Leeds city centre. The appointment follows Gateway 2 approval for the project, which will be delivered on behalf of Lisbon Street Developments Limited—a joint venture comprising Helios Real Estate and Marrico Asset Management.

The development will introduce 578 apartments divided between two residential towers of 22 and 33 storeys. Construction works are scheduled to begin in the final quarter of this year. This contract follows Winvic's recent completion of a 548-bed Purpose Built Student Accommodation (PBSA) facility on the identical Lisbon Street site six months ago.

Both towers will sit above a shared basement and a single-storey podium. The podium is designed to accommodate resident amenities alongside two commercial units, whilst the basement will house car parking, ancillary facilities, and direct access routes into both residential structures. The architectural design also incorporates east-facing balconies and a roof terrace to optimise outdoor living spaces and city views.

Sustainability features are central to the scheme, which aims to achieve a 3.5-star Home Quality Mark (HQM) certification. On-site renewable electricity will be supplied via photovoltaic (PV) systems, and decentralised Air Source Heat Pumps (ASHP) will be utilised to decrease operational carbon emissions once the buildings are occupied. Additionally, enhanced glazing specifications and upgraded building fabric will be integrated to lower overall heating and cooling demands.

In partnership with Leeds City Council, Winvic has established a Social Value Plan. The initiative will track local employment outcomes, including the creation of new jobs, apprenticeships, work experience placements, volunteering opportunities, and educational engagement initiatives.

The contract adds to Winvic's Multi-Room portfolio, which has delivered 15,000 beds across the UK to date.
