Work is well underway on a new 50-home development at the former St Felix Middle School site in Newmarket, with a show home set to open early next year.

The scheme, named Astley Place, is being delivered by Edmundham Developments – a joint venture between Lovell and Suffolk County Council – and will provide a mix of two, three, four and five-bedroom homes. Construction began in May 2025, and the first show home and marketing suite are scheduled to open in early 2026.

On Wednesday 3 September, members of Suffolk County Council’s Housing Board visited the site to see progress first-hand.

Councillor Chris Chambers, Suffolk County Council's Cabinet Member for Transport Strategy, Planning and Waste, and member of the board, said: "It's great to see these new properties taking shape, and exciting to think that next year, people will be moving into their new homes.

"There's a really positive buzz around this development, people in the local area are keen to know how things are progressing, and have been enquiring about availability for some time now.

"With Lovell, we are delivering high quality and sustainable homes, social housing and new community facilities to help meet the needs of the people of Newmarket and Suffolk."

The homes are being built to exceed modern standards, with features including triple-glazed windows and doors, enhanced insulation, and underfloor heating. Each property will also be fitted with an air source heat pump system and photovoltaic panels, ensuring high energy efficiency and lower carbon emissions.
