Caddick has completed construction of Schneider Electric's new £42m advanced manufacturing facility at Scarborough Business Park, a project set to accelerate the UK's transition to net zero while creating significant new jobs in Yorkshire’s green economy.

The 180,000 sq ft site marks a major milestone for the Yorkshire-based property group, which led the design, development and construction in partnership with Schneider Electric, the global leader in energy transformation and management.

The official opening was marked with an event attended by senior political and industry figures, including York and North Yorkshire Mayor David Skaith and Scarborough and Whitby MP Alison Hume. Guest speakers included Kelly Becker, President at Schneider Electric UK and Ireland, Belgium and Netherlands; David Pownall, Vice President – Power Systems and Safety at Schneider Electric UK and Ireland; Lord Harrington, Chair of Make UK; and Hélène Deschênes, French Ambassador to the UK.

Work on the state-of-the-art facility began last year, with Caddick acting as principal contractor throughout. The building has been designed to achieve BREEAM Excellent in operation, featuring solar panels covering half of the roof and one of the UK’s first fully-electric paint lines to support decarbonised manufacturing. Its advanced Building Management System, with automated heating and cooling and intelligent light sensors, will enable the facility to operate at net-zero Scope 1 and Scope 2 emissions.

The new plant is three times the size of Schneider Electric's existing Scarborough site and has enabled the creation of new jobs alongside its 450-strong local workforce. The facility’s products will further contribute to renewable energy, electric vehicle infrastructure and energy-efficient buildings.

Aligned with Mayor David Skaith's ambitions to make York and North Yorkshire England’s first carbon negative region, the development also promotes sustainable commuting through 30 EV chargers, new cycling facilities and a bus route serving the site. Caddick has also worked with Natural England to enhance local biodiversity and protect habitats for vulnerable species.

Specialist group companies played a key role in delivery, with CCL Facades providing curtain walling, aluminium windows and glazed external doors.
