Panattoni Expands UK Logistics Pipeline With £200m East Midlands Investment

Panattoni has announced plans for two major new logistics developments in the East Midlands, representing a combined investment of more than £200 million.

The first site, west of Northampton, covers around 80 acres and recently secured hybrid planning consent at appeal. The scheme will deliver close to 1 million sq ft of logistics space across three units, measuring 223,269 sq ft, 361,724 sq ft and 412,073 sq ft.

Situated just five miles from Junction 15A of the M1 at the A43/A5 interchange, the site offers strong transport links to London, the Midlands and the South East. Construction is due to start in the first half of 2026, with completion expected by late 2028. The total investment for the project is estimated at £152.9 million.

The second development, in Worksop, Nottinghamshire, is a 27-acre site located 1.25 miles from the A1 and 10 miles from Junction 31 of the M1. With outline planning consent already in place, the project will deliver a 462,000 sq ft logistics unit currently available to lease. The scheme carries an investment value of £50.7 million, with work due to begin in 2026 and finish in 2027.

Worksop is a growing logistics hub supported by a strong workforce, competitive rents and established occupiers including DHL and B&Q, both of which have significant operations in the area.

Both developments will be built to Panattoni's highest sustainability standards, targeting BREEAM Excellent certification, EPC A ratings and net zero carbon in construction. Planned ESG features include rooftop solar panels, EV charging infrastructure, rainwater harvesting and energy-efficient lighting.
