McLaren Construction Midlands and North has completed Plot 3 of Matrix 49, a major industrial and logistics development in Avonmouth, Bristol, marking a key milestone in the ongoing transformation of the 65-acre site.
Delivered on behalf of Equation Properties, the £21.6 million project covers 13 acres and includes a 219,660 sq. ft warehouse and 11,365 sq. ft of office space. Additional infrastructure includes a control tower, gatehouse, loading docks, level access points, external hard standings, drainage systems, and extensive landscaping, parking, and road networks.
The completion of Plot 3 reinforces Matrix 49's strategic importance as a future-facing logistics hub with strong transport links. The building has been designed to achieve a BREEAM 'Excellent' rating, underscoring McLaren’s ongoing commitment to sustainability and environmentally responsible construction.
The project involved complex groundworks, including the diversion of a rhine and careful coordination with ecological consultants to protect a local water vole population.
McLaren is now progressing with Plot 4 of the scheme — a 596,000 sq. ft speculative warehouse set for completion in April 2026. The next phase aims to build on the success of Plot 3 and further establish Matrix 49 as a key employment and logistics centre in the region.
