Vistry Group has exchanged contracts to deliver 233 additional homes at its growing Western Gate development in Harpole, near Northampton.

This latest expansion brings the total number of homes either completed or underway at the Norwood Farm site to 1,070 out of a planned 1,900.

The new homes will span a range of tenures, including 83 affordable properties, 80 private rental sector (PRS) homes, and 70 for open market sale. This milestone follows West Northamptonshire Council's approval of reserved matters for phase two of the development, paving the way for construction of 278 new family homes. Of these, 139 will be open market homes and 139 will be affordable, delivered through Vistry's ongoing partnership with Platform Housing Group.

The expansion also marks Vistry's first contract with Zen Housing, which will own and manage 18 of the affordable properties. The agreement was finalised in just five weeks, with completions expected in August.

As part of its wider commitment to the community, Vistry has allocated nearly £10 million towards local infrastructure and services. Planned contributions include a new primary school, public footpaths, tree planting, enhancements to local play areas, a library, highway improvements and funding towards the development of a new local centre.

The Western Gate project forms part of the larger Norwood Farm masterplan and is strategically located just five miles from Northampton town centre. Phase one of the scheme, comprising 439 homes, is already well underway, with families now settled in a mix of one- to five-bedroom properties. Homes are available from Bovis Homes and Linden Homes, offering excellent access to the M1, local amenities and several Ofsted-rated ‘Good’ schools.
