YTL Developments Secures Approval For Grade A Office Building

YTL Developments has received planning approval for the first landmark Grade A office building at Brabazon, marking a major step forward in the transformation of the former Filton Airfield into a thriving new urban district.

The new eight-storey, 123,330 sq ft office building will be a gateway to Brabazon's emerging civic centre, situated adjacent to the new train station currently under construction. The station, scheduled for completion in 2026, will offer a direct link to Bristol Temple Meads in under 15 minutes, with the office building housing its ticket office, making it only the third staffed station in the region alongside Bristol Temple Meads and Bristol Parkway.

Designed by AHR Architects, the building sets a new benchmark for commercial sustainability in the South West. It is targeting EPC A, BREEAM Outstanding, NABERS 5*, and WiredScore Platinum ratings, ensuring high environmental performance and digital connectivity.

The building will accommodate up to 800 workers and is tailored for a wide range of occupiers, from startups to major corporates looking for a national or regional headquarters. Flexible floor plates start from 5,000 sq ft, with typical floors offering 13,190 sq ft of net usable space.

Key features include:

• An entrance lobby

• Showers and changing facilities for active commuters

• A retail dining space spilling out onto a landscaped civic square

• External areas designed by Grant Associates, featuring mature trees, native planting, and shaded seating

The civic square will serve as a vibrant public realm, located within walking distance of key amenities including The Hangar gym, a new Waitrose supermarket, and the upcoming YTL Arena Bristol.

With commercial office space in short supply across the city, the Brabazon development is set to address a pressing need for modern, high-quality workplace environments in the region.

Construction will be led by YTL Construction UK and is expected to begin before the end of 2025. Cushman & Wakefield have been appointed as leasing agents and are now accepting enquiries.
