The Pickstock Group has announced plans to transform the long-vacant Bill House site on Soho Hill into a vibrant mixed-use community, following years of neglect, fire damage and antisocial behaviour.

The 2.5-acre site, which has sat unused in recent years, is now at the centre of ambitious redevelopment proposals. The plans, informed by early stakeholder engagement, surveys, reports, and planning appraisals, aim to reinvigorate the area with the construction of 115 new homes, comprising both houses and apartments—alongside an 80-bed care home.

"The scheme offers a dynamic approach to different housing typologies, offering affordable housing, open market sale and lease options, alongside a supporting care provision offer," said Liam Davies, Development Director for The Pickstock Group.

In developing the proposals, The Pickstock Group has worked closely with a multi-disciplinary consultant team to create a scheme that is both sustainable and aligned with local needs.

Adam McPartland, Managing Director at Glancy Nichol Architects, added: "This will be a comprehensive redevelopment of a brownfield site that is sensitive to the local characteristics, providing multi-generation living, aligned with the needs of the local community. The scheme will create a sense of place that feels authentic, uplifting and contributing to the wider regeneration and delivery aspirations for the area."

Jacob Bonehill, Director – Planning at RPS Group, a Tetra Tech Company, echoed the sentiment: "These proposals offer an opportunity to deliver much needed new homes and employment opportunities beyond the city centre. While the continued renaissance of the city core should be celebrated, for far too long the benefits of growth have been focused within the Inner Ring Road. This is precisely why the vision set out in the Central Birmingham Framework 2045 rightly looks to support developments like this in locations such as Soho Hill."

The redevelopment plans have been met with support from the local community and organisations, including the Soho Road BID.
