Plans Approved For 270 New Homes And Green Space In Ashtead

A major new housing development in Ashtead has been granted planning permission by Mole Valley District Council (MVDC).

The scheme, brought forward in partnership by Wates Developments and Vistry Group, will deliver up to 270 net-zero carbon ready homes alongside extensive green space and community facilities.

Located south of Ermyn Way and north of the M25, the land was previously designated as Green Belt but has been allocated for development under the Mole Valley District Local Plan. The project aims to respond to the acute housing pressures in the area, where Mole Valley is among the least affordable places to buy a home in the UK.

The development will provide 108 affordable homes through social rent, affordable rent, and shared ownership. This represents a significant contribution to the local need, with around 680 households currently on the social housing waiting list, according to the council.

In addition to new housing, the site will feature:

• A community building with potential use as a children’s nursery

• Approximately 30 acres of public open space, including green corridors and children’s play areas

• An on-site car share club open to the wider community

• Enhanced walking and cycling routes

• Financial contributions to the Surrey Connect digital on-demand bus service

• Investment in sustainable transport infrastructure

The proposals have been shaped over several years through collaboration with MVDC and extensive consultation with local residents, councillors, schools, and stakeholders. The development team worked closely with the local authority through the Local Plan process and outline planning stages to ensure alignment with policy and community needs.
