Westminster City Council has announced plans to move forward with the redevelopment of Huguenot House, a mixed-use building situated between Leicester Square and Piccadilly Circus, by appointing Altius Real Estate and its contractor partner, Erith, as the official delivery partner.
The decision, made by the Council's Cabinet, is subject to a five-day call-in period. Once confirmed, Altius will begin design development work before engaging in public consultation and submitting a planning application.
Huguenot House, built in the early 1960s, currently includes residential flats, office space, a cinema, and a car park. Discussions around the site's future have been ongoing since 2017, with a decision made in March 2021 to pursue full redevelopment. The project aims to significantly enhance the local environment and deliver long-term benefits for residents, workers, and visitors in the heart of the West End.
Altius was selected after a thorough procurement process launched in November 2023. The Council sought a partner with proven experience in delivering well-designed, high-quality developments, with an emphasis on affordable housing, community benefits, and sustained public engagement.
Altius' proposal, which features designs by world-renowned architecture studio Foster + Partners, includes a mix of new homes—boosting the provision of affordable housing—as well as a garden, community amenities, cinema, hotel, and modern office space.
Councillor David Boothroyd, Cabinet Member for Finance and Council Reform, said: "The redevelopment of Huguenot House represents a once-in-a-generation opportunity to transform a key site in the heart of the West End.
"Altius has demonstrated a clear commitment to delivering high-quality homes, including much-needed affordable housing in our city, alongside vibrant community spaces and a reimagined public realm. This is about creating a place that works for residents, businesses, and visitors alike and we will ensure local people and existing residents remain at the heart of the process through continued engagement and consultation."
