HBD Submits Plans For Second Phase Of £27m ARK Scheme

Developer HBD, part of Henry Boot, has submitted a planning application for the second phase of ARK, a £27 million gross development value (GDV) industrial and logistics scheme at its flagship Markham Vale site off the M1.

ARK is being delivered by Origin, a joint venture between HBD and investment partner Feldberg Capital. The next phase of the scheme will deliver a single 53,000 sq ft unit, with construction expected to begin in Q4 2025, subject to planning approval.

This follows the launch of phase one earlier this year, which includes four units ranging in size from 17,000 to 36,000 sq ft. Henry Boot Construction is currently on-site, with completion of the first units scheduled for late 2025.

The entire ARK development is designed to meet high sustainability standards, targeting BREEAM Excellent and an EPC A rating, in line with Origin’s commitment to delivering ESG-compliant industrial and logistics spaces.

Located at Junction 29a of the M1, Markham Vale is a 200-acre landmark development delivered by HBD in partnership with Derbyshire County Council. Since its inception, the site has supported over 2,600 jobs and is home to major occupiers including Bilstein Group, Great Bear, Smurfit Westrock and Sterigenics.

With established demand from logistics and manufacturing businesses, it's very positive to be able to bring forward a further 53,000sq ft unit at ARK."
