Southwark Council has selected Bouygues UK as its development partner to deliver approximately 150 affordable homes for key workers in the borough.

The new homes will be built next to the Arnold Estate, close to London Bridge and Bermondsey stations, offering convenient access to central London. The project is the first to come forward under the council's emerging Affordable Housing Supplementary Planning Guidance.

Aimed at supporting essential public sector staff — including teachers, social workers, NHS clinical staff, police, and fire-fighters — the homes will be available to key workers with combined household incomes between £26,000 and £67,000 per year. Rents will be set at levels equivalent to the London Living Rent, calculated by ward, to ensure affordability.

In addition to the housing, the scheme includes the creation of a new community centre featuring a large double-height space and several smaller rooms. The centre will be open to the wider community for events and activities, with an independent operator set to be appointed closer to the opening date.

Subject to planning approval, construction is expected to begin in mid-2026, with completion scheduled for 2029.
