Housebuilder Story Homes has submitted an outline planning application to Chorley Council for a major new residential development on the site of the former Camelot Theme Park.
The proposal outlines the creation of up to 350 new homes, with a significant commitment to affordability—50% of the properties will be designated as affordable housing for eligible local residents. The scheme is set to provide a wide mix of homes suitable for first-time buyers, growing families, and downsizers alike.
The development will also feature a dedicated community hub offering flexible spaces for co-working, meetings, and events, designed to benefit both new residents and the wider Charnock Richard community.
Siobhan Sweeney, North West Land Manager at Story Homes, said: "We are excited to bring forward plans for this significant development on a well-known local site. Our proposal not only addresses the strong demand for high-quality, affordable homes in Chorley, but also places emphasis on sustainability and community investment.
"Through the delivery of affordable homes, investment in green infrastructure, and the creation of new community spaces, we're committed to ensuring that this scheme supports local people and enhances the wider area."
The plans include a 10% biodiversity net gain, with measures such as habitat enhancement and the de-culverting of Syd Brook to restore natural water flow and support local wildlife.
The development is expected to contribute more than £2.5 million in Community Infrastructure Levy (CIL) payments, which will be used to improve local services and infrastructure. In addition, Section 106 agreements are under discussion and may include investment in public transport, particularly enhancements to local bus services to better connect the site to surrounding areas.
Beyond housing and infrastructure, the project promises broader economic benefits. The construction phase will create jobs through local subcontractors and supply chains, while the completed development will support increased demand for nearby shops, schools and services.
