Next Phase Of Malthouse Meadows Development In West Sompting Approved

Thames Valley has received unanimous approval from Adur District Council's planning committee for Phase 2 of the Malthouse Meadows development in West Sompting.

The next phase of the project will deliver 91 new homes, including 27 designated as affordable housing for those not served by the open market. Alongside the residential development, the plans feature a 9-acre community orchard and several areas of public open space designed to promote wellbeing and biodiversity.

Malthouse Meadows has been created with an emphasis on green infrastructure. The orchard will be planted with approximately 2,000 trees and hedges, including more than 120 fruit trees. Once completed, the orchard will be managed long-term by The Sompting Estate. The development will also include a pocket park at the entrance and pedestrian access to further surrounding green areas.

Homes will range from one-bedroom maisonettes to four-bedroom detached family houses. Several properties will be designed for adaptability, allowing them to meet residents' changing needs over time. Each home will be equipped with electric vehicle charging points and will use air source heat pumps for low-carbon heating.

In addition to new housing and green space, the development includes significant investment in local infrastructure through a Section 106 agreement. This includes £595,000 for improvements to pedestrian, cycling and bridleway routes, £90,000 for traffic calming measures along West Street, and £431,708 towards upgrades to the A27 corridor and A259/A283 junction.
