Story Homes has submitted a full planning application to Middlesbrough Council for a new residential development at Nunthorpe Grange, proposing 205 high-quality homes to help meet local housing needs.
The scheme, designed to deliver a mix of three to six-bedroom properties, aims to offer a broad range of housing options for everyone from first-time buyers to downsizers and growing families. The homes will be built with a focus on quality and design to complement the character of the surrounding area.

The proposed development will support and enhance existing community amenities, such as the Nunthorpe and Marton Playing Fields Association and the Nunthorpe Rackets Club. It will also align with new facilities proposed by the Council, including a community centre, creating a comprehensive and coordinated vision for the area.
Environmental sustainability is a core part of the plans. Story Homes has committed to delivering biodiversity improvements and high-quality landscaping, ensuring green spaces are protected and integrated into the development. A sustainable drainage strategy, including attenuation basins and swales, will manage surface water and reduce flood risks.
The development also includes a new access point to the south of the site to help manage traffic and minimise disruption. Plans prioritise pedestrian and cycle connectivity, with new paths and cycle lanes, and improvements to existing Public Rights of Way to better connect the development with the wider area.
A Section 106 agreement will be developed in partnership with Middlesbrough Council to secure community benefits, including contributions to education, open space, transport, and off-site affordable housing.
Economic benefits are also expected, with the project creating jobs through local subcontractors and suppliers, and stimulating demand for local services and amenities once homes are occupied.
A planning decision from Middlesbrough Council is expected by winter 2025.
