A vacant school site in Stoke-on-Trent is set to be brought back to life as a new housing development of nearly 120 affordable homes, marking a major step forward in the city’s regeneration and housing plans.
The former Brookhouse Green Primary School site on Wellfield Road in Bentilee, which has stood empty since the school's closure in 2006, will soon be redeveloped following planning approval earlier this year. Stoke-on-Trent City Council's plans to deliver 117 new homes form part of its wider mission to provide decent, accessible housing for all residents.
The council has now signed a pre-construction services agreement with construction partner GRAHAM, with building work expected to begin as early as November 2025. The project is expected to take around two years to complete.
The development will offer a range of housing types, including homes designed for older residents to live independently, as well as dormer bungalows, apartments, and family houses. All properties will be designed to be energy-efficient and built to high standards.
Ronan Hughes, Regional Director at GRAHAM, commented: "We're proud to be working in partnership with Stoke-on-Trent City Council to bring this long-vacant site back into productive use. By delivering a mix of high-quality, energy-efficient homes, we’re helping to address local housing needs and support wider regeneration goals. This project is a great example of how collaboration can unlock social value and long-term benefits for communities."
The redevelopment is being supported by a £1.8 million government grant from the Brownfield Land Release Fund 2. The Wellfield Road site was formally declared surplus to requirements in 2020 and is now a focal point in the city's strategy to revitalise brownfield land and meet growing housing demand.
