Railpen has appointed Skanska as the main contractor for Botanic Place, a landmark £242 million commercial office development set to transform the heart of Cambridge.

Skanska will lead both the construction and mechanical & electrical engineering services fit-out for the two-building scheme, delivering 333,000 sq ft (net internal area) of high-quality workspace. The construction contract is valued at £199 million.

A key feature of the project includes the restoration of the former Flying Pig pub’s building shell, preserving an important piece of Cambridge's cultural fabric as part of the site's transformation.

Designed with a strong focus on sustainability and wellbeing, Botanic Place will feature more than 40,000 sq ft of private and communal terraces, as well as 15,000 sq ft of internal amenities including event spaces and food and beverage areas to promote connectivity and community engagement.

The development is targeting the highest environmental and digital certifications, including BREEAM ‘Outstanding’, WELL ‘Platinum’, and WiredScore ‘Platinum’ ratings.

Construction has already begun and completion is expected in early 2028. Throughout the building phase, the project is committed to delivering social value by creating local employment, supporting skills training, and engaging with the surrounding community.

The scheme is being brought forward in partnership with Socius, Real PM, and architects AHMM.
