Camden Council's planning committee has approved plans for the refurbishment of EDGE Shaftesbury, also known as the 125 Shaftesbury Avenue scheme, in a major boost for Central London’s office market.
The project is being led by Edge and Mitsubishi Estate London.
The redevelopment will transform the existing 1980s building into a modern, 250,000 sq ft (net internal area) office-led scheme, complete with an upgraded reception fronting Charing Cross Road and extensive new terracing. Occupying a 1.2-acre freehold site just south of Tottenham Court Road station, the building is ideally positioned with direct access to the Elizabeth, Central and Northern Lines, in one of London’s most vibrant and well-connected districts.
EDGE Shaftesbury has historically attracted innovation-driven tenants, previously housing major names such as BT, Yahoo, Meta, and WeWork. During the design phase, the building has continued to serve creative and community purposes, hosting immersive theatre company You Me Bum Bum Train—founded by Kate Bond and Mogen Lloyd—which raised substantial funds for War Child. Bow Arts also provided affordable studios and gallery space within the underused portions of the building.
Designed by DSDHA, a London-based architectural and urban design practice, the new scheme is centred on wellbeing, connectivity, and sustainability. The plans include the creation of Caxton Walk, a new pedestrian route connecting New Compton Street and Old Compton Street, which will unlock currently inaccessible areas and improve local footfall. Enhancements to the public realm, including new paving, planting, and lighting, aim to foster a safer and greener community environment.
The project is targeting BREEAM Excellent certification, with sustainability embedded throughout the design. Approximately 75% of the existing structure will be retained to reduce embodied carbon, while the scheme also includes green roofs, biodiversity-focused landscaping, and extensive material reuse.
