Construction To Begin On New Trade Units At Stud Brook Business Park

Clowes Developments has confirmed that construction will soon commence on five new trade counter, warehouse and industrial units at Stud Brook Business Park in Castle Donington, following planning approval from North West Leicestershire District Council.

The new development, Plot 1, will feature five units ranging in size from 3,229 to 4,606 sq ft. These will be situated around the existing and operational Starbucks Drive-Thru at the front of the park, benefiting from central parking and excellent access. The site is also adjacent to the newly opened Sainsbury’s Local, positioning it as a highly convenient location for trade counter operators. Details of incoming occupiers will be revealed in the coming months.

The development is being delivered in partnership with IMA Architects, who have been closely involved in the masterplan for the mixed-use site. Due to its proximity to East Midlands Airport, the project required extensive coordination with local authorities and stakeholders to ensure the design fits seamlessly into its surroundings, both commercially and from a public amenity perspective.

Jack Mellors, Architect at IMA Architects, said: "I am delighted that our planning application for the development of five new units at Stud Brook Business Park has been granted. The development has been a huge success to date. Adding further convenience and amenities to the business park will enhance the offering for occupiers and locals alike. We have sensitively designed the units to blend in with the existing industrial buildings while meeting modern commercial needs."

Roe Developments has been appointed as the lead contractor and will deliver the project on a 30-week construction programme. The units are expected to be completed by Christmas, with tenants potentially beginning operations early in the new year.

James Richards, Development Director at Clowes Developments, added: "We're thrilled to be moving forward with the next phase at Stud Brook Business Park. The park has proven incredibly popular, and demand from trade operators has been strong since inception. Plot 1 represents an exciting opportunity to build on that momentum—delivering high-quality, accessible units in a prime location. Our ongoing collaboration with IMA Architects and local stakeholders ensures we’re delivering a scheme that not only meets commercial needs but also contributes positively to the wider Castle Donington community."
