The transformation of Shrewsbury town centre took a major step as Shropshire Council's Northern Planning Committee approved the outline planning application for the second phase of the Smithfield Riverside regeneration project.

Led by Shropshire Council in partnership with development manager RivingtonHark, the scheme aims to revitalise the area between the River Severn and the Darwin Centre, creating a vibrant new quarter for the town.

This second phase focuses on three key plots located between Smithfield Road, Raven Meadows and the upcoming 'Riverside Gardens' – a new public park on Roushill. The approved outline application secures the principle of development for these plots, setting the groundwork for future buildings by outlining proposed uses, design principles, and building scale.

The site is expected to support a mixed-use vision, with future developments likely to include homes, office space, and a hotel. More detailed planning applications for each individual development will follow in the coming months.

The first phase of the project, approved in 2024, was supported by Levelling Up funding from the UK Government. Demolition of the former Riverside shopping centre and medical practice has already been completed, clearing the way for the construction of 'Riverside Gardens', which is due to begin later this year.
