A groundbreaking ceremony has officially marked the commencement of construction for Versa, a state-of-the-art laboratory facility at King's Cross.
The project, which is being delivered by Morgan Sindall Construction, has been commissioned by Kadans Science Partner, a prominent European investor specializing in knowledge-intensive sectors and ecosystem development.
Versa, which is set to become the second facility built by Kadans in the Tileyard Quarter of King's Cross, represents a significant milestone not only for the area but for London’s growing life science sector. The new development, located at 4 Brandon Road, will provide 51,500 square feet of flexible space, catering to a variety of uses, from CL2 labs to production and pilot spaces. These cutting-edge facilities will support key industries in the region, including biomedical, life sciences, data, and precision medicine.
Scheduled for completion in Q2 2026, the four-storey building will offer best-in-class amenities, including dedicated cycle parking, on-site showers, and private landscaped outdoor areas, all designed to promote well-being, productivity, and collaboration among occupants.
This new facility builds on Kadans' commitment to expanding London’s life science ecosystem, complementing its recently completed Mayde hub. The 114,000 sq ft Mayde facility, delivered by Morgan Sindall Construction at the end of 2024, provides high-quality GMP and pilot manufacturing spaces, CAT B spaces, and CAT A labs. Together with Versa, these facilities form a robust platform for supporting the transition of research and development into commercialisation.
Kadans' plans for Tileyard Quarter include the delivery of more than 300,000 square feet of high-specification laboratory, office, and manufacturing space, further strengthening the area’s position as a vital hub for innovation and collaboration in the life sciences sector.
Occupiers of the new spaces will not only gain access to Kadans' extensive global network of partners and tenants but will also be part of a dynamic community of academics, creatives, independent businesses, and clinicians at King's Cross, enhancing collaboration and growth within the sector.
