Aylesbury Community Celebrates Major Regeneration Milestone

The regeneration of the Aylesbury Estate in south London has reached a significant milestone, with the latest phase of development reaching its highest point.

Members of the community gathered yesterday alongside representatives from Notting Hill Genesis, Southwark Council, the Greater London Authority (GLA), and The Hill Group to witness the final concrete being laid at the top of the block. The building, set for completion next year, represents a key step in the transformation of the estate.

This milestone underscores Notting Hill Genesis's commitment to delivering safe, comfortable, and high-quality homes for both existing and new residents.

At the heart of the regeneration is Notting Hill Genesis’s dedication to investing in the community and ensuring residents remain integral to the transformation. Chairs of the residents’ associations and other local figures attended the ceremony, which was followed by a tour of the site’s hoardings displaying artwork created by residents, selected through a local art competition.

Notting Hill Genesis has been collaborating with Southwark Council on the estate’s regeneration since 2014. So far, they have delivered more than 700 homes—85% of which are designated for social rent, alongside a new library and health centre.

The latest phase, known as FDS C, will provide a mix of shared ownership, private sale, and market rent homes, in addition to social housing. Looking ahead, the next phase, 2B, is currently in planning and aims to deliver an additional 640 homes, half of which will be affordable.

Matthew Cornwall-Jones, chief homes officer at Notting Hill Genesis, said: "I'm so proud to see this latest milestone. We have been working on the regeneration of the Aylesbury Estate for over a decade and it’s great to celebrate its progress alongside members of the community today.

"I want to say a huge thank you to our dedicated partners. We are excited to see the continued growth and positive impact this area will have for years to come.

"We are committed to this regeneration and working with existing residents to make sure the new homes and spaces meet their needs."

Cain Peters, managing director for special projects at The Hill Group, added: "Reaching this important 'topping out' milestone at the Aylesbury Estate highlights Hill’s long-standing commitment to building safe, comfortable, and high-quality housing for vital regeneration projects.

"We hope residents will enjoy the new community centre, health centre and library for many years to come, and we now look forward to completing this project in August 2027."
