Vistry Group has exchanged contracts with Milton Keynes City Council to develop Tickford Fields, a £270 million, 930-home village east of Newport Pagnell.
The 45-hectare development will deliver a mix of homes, with 31% designated as affordable housing, alongside community, education, and recreational facilities.
With outline planning consent already secured, the project marks a significant step in creating a high-quality residential community for both Newport Pagnell and the wider Milton Keynes area. In addition to new homes, the scheme will feature sports pitches with pavilions and parking, play areas, and enhanced pedestrian and cycle links, integrating sustainable transport options into the community.
The housing mix will range from one-bedroom apartments to five-bedroom family homes, catering to diverse needs while incorporating sustainable design features such as air source heat pumps and open-panel timber frame construction—a move towards more environmentally friendly living.
A key focus of the development is preserving the natural landscape, with plans to retain all established trees, tree groups, hedgerows, and water features wherever possible. The introduction of green and blue corridors will not only enhance the residential environment but also create habitats for local wildlife.
As part of its commitment to the local community, Vistry Group will establish an on-site Skills Academy, providing educational and vocational training opportunities for college students and unemployed individuals in the area. This initiative aims to equip residents with valuable skills and strengthen the local workforce.
