Construction Commences On £15m Roedeer Gardens Development

Lovell has officially started construction on a new £15 million housing development in collaboration with Hive Homes.

The project marks the first partnership between the two organisations and will deliver 81 much-needed homes to the Seedfield area of Bury, Greater Manchester.

Located on the site of the former Seedfield Centre, the development will provide a total of 60 three-bedroom and 21 four-bedroom family homes, contributing to Greater Manchester’s housing targets. The development is part of a larger effort to address the region’s housing needs and support local authorities' goals.

Tahreen Shad, Partnerships Director for Lovell in the North West, said: "The significance of the Seedfield site lies in its contribution to the larger devolution picture in Greater Manchester and supporting the target of delivering 10,000 new homes. Roedeer Gardens addresses this pressing need and supports the region's growth ambitions; a commitment that Lovell is proud to be working with Hive to push forward.

"The project will be our first with Hive Homes – a profit-for-purpose housing developer set up by the Greater Manchester Housing Providers – with values aligning closely with Lovell. The development will include 21 affordable homes secured through a Section 106 agreement. Of these, six three-bedroom homes will be offered for shared ownership, nine will be made available for affordable rent through Bury Council, and six four-bedroom houses will be included in the government’s ‘First Homes’ scheme, providing discounted properties to first-time buyers.

Roedeer Gardens is also designed with sustainability in mind. Homes will be constructed using a timber frame method, built to Part L standards, and aim to achieve an SAP A/B rating. Energy-efficient measures will include photovoltaic (PV) solar panels on the roofs and a heat exchanger mechanism to improve energy efficiency.
