Wolverhampton's largest regeneration project, the City Centre West development, has received approval from the local planning authority.
The plans, which were submitted in autumn 2024 by ECF—a joint venture between Muse, Homes England, and Legal & General, in partnership with the City of Wolverhampton Council—include detailed designs for the first phase and an outline application for the wider masterplan.
As part of the development, the new neighbourhood will be named Smithgate, a tribute to the city's rich history in metalworking.
The Smithgate masterplan promises to deliver over 1,000 new homes, including affordable housing, along with a range of new shops, cafes, restaurants, and public spaces. Notably, the plans also include the redevelopment of Market Square, enhancing this key area of the city centre.
The first phase of development, which could break ground later this year, is set to include 331 Build to Rent and affordable homes, as well as retail and public spaces. However, the start of construction is dependent on securing funding agreements.
Smithgate is seen as a key part of the city’s economic strategy, positioned on a strategic brownfield site identified in both the Wolverhampton Investment Prospectus and the City Centre Local Area Action Plan. It is expected to attract more residents and visitors into the city centre, boosting footfall and supporting the growth of new and existing businesses.
