McLaren Construction Wins £29.4m Contract

Stoford and Axel Logistics have awarded McLaren Construction a £29.4 million contract to build a 319,245 square foot urban logistics hub in Crayford, South East London.

The development, known as MLM Crayford, will deliver three highly sustainable industrial buildings, each featuring Grade A office space, ranging from 31,695 to 109,470 square feet. The project will also include a multi-storey car park to accommodate the hub's needs.

The location of the development, near the Slade Green to Dartford railway line, adds a layer of complexity to the project. McLaren's expertise in working adjacent to rail infrastructure under a Network Rail Basic Asset Protection Agreement (BAPA) will be crucial for ensuring the safe and efficient progress of construction.

The scheme aims for sustainability credentials, targeting BREEAM Outstanding, an EPC A rating, and a carbon-neutral whole life cycle. Sustainable design features include photovoltaic roof panels, energy-efficient LED lighting, bicycle storage, electric vehicle (EV) charging provisions, and external wellbeing areas for occupiers. The 12-acre brownfield site, located within Bexley Council's Thames Road Industrial Area, has been disused for approximately 15 years.

Enabling works for MLM Crayford began in December 2024, with a 40-week construction programme expected to reach completion in Q3 2025. Key subcontractors involved in the project include:

• ISC (Earthworks)

• FH Dale (Steel Frame)

• FK (Cladding)

• Ridgeway (Curtain Wall)

McLaren Construction has a long history of collaborating with Stoford on commercial property developments, including the Enfield headquarters for software provider Metaswitch, the Stafford fulfilment centre for retailer Pets at Home and the West Midlands Ambulance Service hub in Sandwell.
