Plans Submitted for 220 New Homes In St. Helens

Persimmon Homes has submitted plans to St Helens Borough Council for the development of 220 new homes in the Garswood area of St. Helens.

The proposed scheme, designed in collaboration with planning and development consultancy Lichfields, aims to meet the diverse housing needs of the local community, with properties ranging from one to five-bedroom homes.

The development will feature a variety of house types, including bungalows, terraced homes, semi-detached, detached properties and apartments, ensuring a broad appeal to different demographics.

As part of the proposal, Persimmon plans to contribute to local infrastructure improvements, including funding upgrades to Garswood Station through Merseytravel. Additional contributions will also be made to local healthcare and education services.

A significant portion of the development will be dedicated to affordable housing, with 33 properties set aside for shared ownership or First Homes and another 33 offered as affordable rent.

The plans also include approximately 7 acres of public open space and a commitment to achieving a 10% Biodiversity Net Gain, both on-site and off-site. Furthermore, 488 new trees will be planted, and 394 metres of native hedgerows will be introduced to enhance the local environment.

In line with modern sustainability standards, all homes will be zero carbon ready and equipped with electric vehicle chargers, photovoltaic (PV) panels, and air-source heat pumps to improve energy efficiency and reduce energy bills for homeowners.

Before submitting the plans, Persimmon held a public consultation to gather feedback from local residents, ensuring that the development aligns with the community's needs and aspirations. If approved, the project is set to deliver much-needed new homes and significant improvements to local amenities in Garswood.
