The transformation of the Gascoigne East Phase 3b project has reached a significant milestone, with the topping out of 334 new homes marking a major step forward in delivering much-needed housing for the local community.

Wates, working alongside Be First, the urban regeneration arm of Barking and Dagenham Council, has now completed the building frame, keeping the project on track for practical completion in the first half of 2026.

This latest phase includes 90 London Affordable Rent homes, directly addressing housing demand in the borough. Recognising the need for larger family homes, the development also features 85 three- and four-bedroom properties. The project builds on Wates' previous work on Gascoigne West Phase 1 and 2, reinforcing its commitment to high-quality homes and public spaces.

Designed with sustainability in mind, each home is connected to a district heating system, cutting carbon emissions by 40% compared to standard building regulations—helping residents save on energy bills. The project also uses Modern Methods of Construction (MMC), incorporating prefabricated bathroom pods, balconies, and precast plank structures for townhouses, ensuring greater efficiency and quality throughout the build.
