Small businesses in the Tees Valley are set to benefit from new office and commercial space at the Teesworks site, following planning approval from Redcar & Cleveland Council.
Teesworks Ltd has secured permission to develop more than 40 hybrid commercial units of varying sizes on the 4,500-acre site in South Bank, near the SeAH Wind UK monopile factory, which is currently under construction.
The development will feature 43 hybrid commercial/office units, including:
• 35 two-storey units with ground-floor utility areas, large service doors, and first-floor office space
• Five small units (just under 4,000 sq ft each)
• Two medium-sized units (just under 7,000 sq ft each)
• One large unit covering 11,194 sq ft
The largest commercial units will include dedicated service yards, HGV access, and parking spaces. In total, the 100,000 sq ft development will provide modern, flexible workspaces for local small and medium-sized enterprises (SMEs).
Teesworks Ltd intends to rent out the new spaces to local SMEs, many of which are expected to support major occupiers at Teesworks, such as SeAH Wind and bp.
