Vistry Group has secured a 16-acre site in Bulkington, near Bedworth, with plans to build 149 new family homes.
The development, named St James Gate, has received full planning permission from Nuneaton and Bedworth Borough Council and will bring a mix of one-, two-, three-, and four-bedroom homes to the heart of Warwickshire.
In partnership with Orbit Homes, Vistry will deliver 74 affordable properties, providing options for shared ownership, social rent, and affordable rent. This collaboration aims to support local families and first-time buyers looking for high-quality, sustainable housing.
A key aspect of the project is its focus on sustainability. Many of the homes will be manufactured off-site using open-panel timber frames from Vistry Works East Midlands in Leicestershire. These homes will produce 14,460kg less CO₂ emissions compared to traditional brick-and-block construction, reducing their environmental impact and helping to lower future residents’ energy bills.
With full planning consent secured, work on St James Gate is set to begin soon, creating a modern and eco-friendly community in Bulkington.
Paul Stafford, Managing Director of Vistry South Central Midlands, said: "We are excited to acquire this land and forge this deal with Orbit Homes that will see much-needed family homes delivered in Bulkington and create a well-balanced community which will help drive economic growth in the area.
"As a partnerships business, this is a great example of the type of deal we're keen to do more of. Warwickshire has a real shortage of open-market and affordable family homes and that's something we’re aiming to address in collaboration with Orbit Homes, sharing the government's ambition to deliver new homes at scale and pace.
"We're already working together with Orbit Homes on other sites in the region and are pleased to extend our relationship, providing new affordable homes in this excellent location."
