Henry Boot has announced that its land promotion and planning arm, Hallam Land, has completed the sale of a combined 365 residential plots in Oxfordshire and Kent to housebuilders Mulberry Homes and Taylor Wimpey.
In the first transaction, Hallam sold a freehold site in Ambrosden, Oxfordshire, with planning permission for 75 homes, to Mulberry Homes for £6.8 million. This deal generated an ungeared internal rate of return of 19% per annum for Henry Boot. The site, acquired by Hallam in 2014, underwent planning promotion, culminating in outline consent in December 2023. The approved plans include 75 homes, a 12-acre community woodland, local highway improvements, and a children’s play area. Hallam retains a neighboring 20.6-acre site for future planning promotion.
The second sale involved 290 residential plots in Sittingbourne, Kent, to Taylor Wimpey, further solidifying Hallam Land's track record in delivering development-ready land to major UK housebuilders.
The sale of 290 residential plots has also been completed in Sittingbourne, Kent to national housebuilder Taylor Wimpey, which resulted in an ungeared internal rate of return for Henry Boot of 40% per annum.
