Vistry Group has announced a partnership with registered housing provider Beyond Housing to deliver 106 sustainable and affordable homes in Stockton.
Of these new homes, 75 will be allocated for social rent, while 31 will be available through shared ownership. Vistry North East, a division of Vistry Group, will handle construction, with Beyond Housing owning and managing the properties upon completion. Work is scheduled to begin in late 2025, with the project expected to conclude in 2028.
The development forms the first phase of Vistry Group's Summerville Meadows, a £169 million housing project on a site near Harrowgate Lane. Over the next seven years, the initiative will deliver 670 homes, including properties for open market sale, shared ownership, affordable housing, and private and social rent.
Homes intended for the open market will be marketed and sold under Vistry's Linden Homes brand, with sales expected to begin soon.

Summerville Meadows is set to be a transformative development, blending affordability with sustainable construction to create a vibrant new community for Stockton residents.
Andrew Rennie, development director with Vistry North East said: "Our Summerville Meadows development will create a new community of mixed tenure homes that provide housing quality and choice for local people - specifically suited to their varied needs and requirements.
"These 106 affordable homes follow an earlier deal for 126 properties with Beyond Housing, agreed back last year and on which work is already underway. We are delighted to be partnering with Beyond Housing again, further strengthening a strong relationship which has already contributed to the delivery of highly successful projects across the North East.
"Our record managing largescale mixed tenure housing developments of this kind is well proven. Over 1,000 homes have already been delivered at similar schemes near Redcar (Foxrush Walk) and in Middlesbrough (Bracken Grange) - the former securing a five-star builder status from the Home Builders Federation (HBF).
"Work is also well underway on a mixed tenure project in Sunderland City Centre (West Park Quarter), delivering a further 265 homes on the site of the former council buildings, and on a scheme regenerating an old rail depot into a community of 270 homes in Gateshead (Freight Village)."
A fabric first approach to sustainable construction is to be implemented during the build, involving the use of increased levels of insulation and the installation of air-source heat pumps. The properties will also benefit from electric vehicle charging points and all these measures are anticipated to reduce CO2 emissions to a point where they are over 43% lower than current Building Regulation standards.
The development will incorporate broad areas of green and open space and the inclusion of the Castle Eden Walkway will enhance future residents’ enjoyment of the surrounding area.
The delivery of the project is being supported by grant funding from Vistry Group's strategic Partnership with Homes England.
