Planning approval has been granted for a £40 million transformation of the New Park Village estate, marking a major step in the redevelopment of council housing in the area.

The project will see the demolition of 205 outdated properties, including deck-access maisonettes on Ellerton Walk and bungalows on Valley Road and Shawbury Road. These will be replaced with 188 new energy-efficient homes featuring two, three, and four-bedroom designs, available for rent.

The redevelopment will also include:

• Increased car parking

• Enhanced public open spaces, including a children's play area, a green gym, and seating areas, providing a renewed community hub

The project will be executed in two phases:

• Phase 1: Construction of 98 new homes.

• Phase 2: Development of 83 additional properties, including seven bungalows on Longford Road.

DSM Demolition will begin demolishing the 1960s maisonettes in January, a process expected to take six months. These buildings consist of eight linked deck-access blocks with integral garages.

Once demolition is complete, Keon Homes, appointed through the council’s new development framework, will commence construction in summer 2025.

The £40 million redevelopment program will be financed through the council’s Housing Revenue Account (HRA) capital budget, ensuring the delivery of high-quality homes that align with modern energy efficiency standards.
