Network Space Developments (NSD) has received planning approval from Manchester City Council for a major redevelopment project at its Welcomb Street site in Openshaw, Manchester.
The four-acre site, acquired by NSD in 2022, will be transformed into an extension of the adjacent City Works Business Park.
The approved plans include the demolition of former Manchester College buildings, previously used as workshops by the Manchester School of Building. These structures will make way for 75,173 square feet of industrial space designed for B2 and B8 uses, spread across four high-specification units.
Designed by AEW Architects, the development will feature units ranging from 7,674 to 29,439 square feet, each equipped with sustainable features and first-floor office spaces. The site will also include generous service yards, 98 parking spaces, and 20 electric vehicle (EV) charging points.
Located just 4 kilometres from Manchester city centre and the M60, the development offers excellent connectivity to major transport networks, including the M67, M56, and M62, providing access to key regional hubs like Liverpool, Warrington, Leeds, and Sheffield. Its proximity to Ashbury train station (1 km) and several bus routes further underscores its sustainability and accessibility.
